A modernist icon reimagined, now certified Outstanding.

The renovation of the ING head office on Avenue Marnix has received the highest score in the BREEAM sustainability rating system: an ‘Outstanding’ Interim certificate. With a score of 91%, the project sets a new benchmark for large-scale office retrofits in Belgium.

Transforming a 1960s landmark into a future-proof workplace is more than a technical exercise. It is a statement. Designed by A2M – Moreno Architecture, the renovation of the Marnix building proves that heritage, performance and ambition can go hand in hand.

The building now combines photovoltaic roofs and rainwater reuse with an ecological materials strategy and air-purifying façades. Over 1,200 windows have been replaced with triple glazing, 9,940 m² of carpets have been recycled into new ones, and every aspect, from mobility to waste, has been reevaluated through a sustainability lens.

The BREEAM Outstanding certification confirms what the design team and ING set out to prove: that renovation can be as impactful as new construction, and that circular principles, when applied rigorously, deliver measurable results.

The Marnix project is not just about energy performance. It is about leading by example and contaminating the sector positively.
