Marchandises is a 21,000 m² urban toolbox for living, working, making, and meeting. At its heart, along the railway, stands the BAM building. Designed for long-term adaptability, it can accommodate a wide range of future uses, making sustainability an inherent quality. A ring-shaped block frames a shared green inner area that provides access to communal green roofs, while modular structures and open circulation ensure connectivity and flexibility. Ground-floor ateliers, retail spaces, and a crèche activate the street level. Above, housing, light industry, and offices are arranged by logic rather than hierarchy. Honest materials, rhythmic façades, and planted roofs carry forward the site’s industrial legacy and prepare it for the future.
